Identity checks under the Money Laundering Regulations
The Money Laundering Regulations require us to verify who we are dealing with before a sale, letting or other instruction can proceed. Individuals and companies should have documents ready early.
The Money Laundering Regulations require us to carry out customer due diligence on the parties to a transaction. We cannot complete a sale, letting or other instruction until those checks are done. Starting them early avoids a delay at exchange.
What we need from individuals
Each prospective party must provide:
- Proof of identity — typically a current passport or photocard driving licence
- Proof of residential address — a recent utility bill, bank statement or official letter
What we need from companies
For a company we also need to understand ownership. Any person who owns more than 25% of the company must provide the same identity and address evidence as an individual. We may also ask for Companies House details and, where relevant, documents that show who has authority to sign.
We use the information only to meet our legal obligations and as set out in our privacy policy. If you are about to bid, take a lease or instruct us on a disposal, have the documents to hand before we issue heads of terms.
